These Southern Colorado acreages are located close to BLM land and the Rio Grande National Forest. This wilderness area is a great secret in Colorado, nestled in the Sangre De Cristo Mountains near Sand Dunes National Park.

From Ft. Garland area properties:
Alamosa (22 miles west)

  • Full services: Walmart, Safeway, restaurants, hospital
  • Adams State University & Trinidad State Junior College

San Luis (20 miles south) – County seat
Nearby Towns: Blanca & Ft. Garland – Some services
Mt. Blanca – 4th highest mountain in Colorado (14,345 feet!)

Reality Check 📍

Costilla County is economically challenged:

  • Only 80 small employers
  • Median income: $36,519 (less than half state average)
  • Unemployment higher than state average (6%+)
  • Best opportunities: Healthcare, nursing, mechanics
  • Bottom line: Great for retirees/remote workers, challenging for job seekers!

Sangre De Cristo Ranches (SDCR)

Zoning: Estate Residential

Property Overview:

  • Several wooded parcels available
  • Located few miles southeast of Ft. Garland
  • Zoned: Estate Residential

Original Covenants Overview: ✓ 600 sq ft minimum size ✓ Horses require written permission ✓ Building projects must finish within 1 year ✗ No trash piles or junk cars

Important Note: The homeowners association dissolved in 2009, so covenants aren’t technically enforceable – but we encourage following them to be a good neighbor!

Setback Requirements:

  • Land Use Code: 20′ from road
  • SDCR Covenants: 30′ dwelling setback (We recommend following the 30′ for consistency)

Summer: Dry and hot days, cool nights (7,500-8,500 ft elevation)

  • Monsoon season: June-August (brings intermittent streams to life!)

    Winter: Mostly sunny! ☀️

  • Alamosa temps: Around 20°F (Dec-Feb)

Drops below zero 10-15 times per winter
Wolfgang’s cabin on side of Mt. Blanca: Often 10° warmer than Alamosa
Minimal snow (only one major road closure in 32 years!)

  • Depth range: 80′ to 1005′
  • Most common: 450-500′ deep

2025 Costs:

  • 100′ well: ~$7,000 – $10,000
  • 450′ well: ~$15,000 – $28,000

170 wells were less than 450′ deep
